Wales asking prices RISE as Sellers bring their properties to the market

The WELSH property marketwelsh has seen a significant drop in the number of new sellers coming to market in recent times and the prolonged cold-snap and regular snowfall in the Principality has had a marked effect on this in the early part of the year. The first few months of the year are a traditionally busy time for new sellers to enter the market, but this year many would-be sellers have been too pre-occupied dealing with the snow to put their property up for-sale. However, as the weather has started to improve, so the number of sellers has started to increase. This month 4,463 new sellers listed their properties as ‘for-sale’ in Wales, up 53.7% on last month and 41.1% on March 2009. In Cardiff alone, the number of properties coming to the market is up 50%. Taking an average for Wales, asking prices are 6.6% higher this month than they were a year ago. On a regional level, Cardiff (14.0%), Oswestry (12.9%) and Swansea (7.1%) have seen the greatest annual increases, while Neath is the only area to have seen asking prices fall (-2.1%).
